When does a digital building model make sense? Deciding on a renovation, refurbishment or even a new construction is always a huge step with many things to consider and keep in mind. This starts with planning, goes through the occupancy and ends with the demolition of the building. However, there are possibilities and tools that make it easier for the builder to plan in a structured, sustainable, and efficient manner and to design the building operation accordingly. Ultimately, the aim is to achieve cost and energy efficiency in both construction and operation.

Efficiency in planning and operation can be achieved through the use of a digital building model, also known as a BIM model. This model allows for reading of building data, including dimensions and piping, that are crucial for architects. It can also be used for simulations to gain a better understanding of the building and potentially make redesigns. Moreover, it can assist in facility management (CAFM) during building operation.




You might be thinking that all of this sounds good, but you may have questions such as: How do I obtain such a model? What is required of me? And is it truly worth creating a digital building model? The answer is Yes.

To provide you with a workflow for collaborating with Miviso, the following article outlines the necessary steps and potential questions that may arise during the process. To gain insight into our customers' perspectives, we surveyed individuals outside of our company to understand what they would like to know from a new customer's point of view.


The First Thought

Are you considering a project, but uncertain if a digital building model would be beneficial, feasible, or necessary? At Miviso, we take every inquiry seriously and are here to provide guidance. We are not too proud to realize a small project nor do we feel unable to handle large projects. Whether it's a single-family home or a complex of multi-unit buildings, parks, industrial or cultural buildings, religious or government buildings, healthcare or educational facilities, or even power plants, we are ready to take on any challenge and deliver an accurate digital building model.

Appointment Scheduling

After we receive your inquiry, we will arrange a meeting to discuss your project in detail. In order to make the most of our time together, we recommend you to prepare any relevant information or materials that you have available, such as old plans or photo documentation (especially if you are a builder), and initial survey data if you are a surveyor. By doing so, we can ensure a more efficient and productive meeting.

Pricing Let's discuss pricing now. Just as every building is unique, the effort required for digital building modeling varies as well. Without knowing the specifics of the project, it's difficult to provide you with exact figures as there are many factors that affect the final cost. However, we have a price list with square meter prices available to give our clients a rough estimate, which we're happy to send you upon request.

The three main factors that determine the pricing are the building's size, the level of detail (LOD) required for the model, and the building type.

  • Is an upfront payment required? Yes. If the order amount exceeds EUR 4,000, a deposit of 50% is mandatory.

  • For orders that exceed EUR 20,000, a 20% deposit is required. An additional 40% must be paid after approximately 50% of the model is completed, and the remaining 40% must be paid upon completion.

However, we understand that every client's financial situation is different, and we are willing to collaborate with you to create a payment plan that meets your needs.


Duration

This brings us to the next numerical topic: Time. It always plays an important role. Sometimes things seem to move too quickly, while at other times, they cannot move fast enough. Therefore, it is essential to establish a modeling schedule in advance to determine the duration required for the project. While we have a large team and can work under tight deadlines if needed, we believe that this should be the exception rather than the norm.


Delivery

Congratulations, your digital 3D building model is now finished and ready to be delivered!

We offer complete flexibility when it comes to delivering the model to our clients. There are various options available, such as cloud-based services or WeTransfer. We always prioritize customer service and will leave the decision on how to deliver the model up to you.

We also ensure to provide the model in a specific file format that you are familiar with, such as PLA, RVT, DWG, etc. Additionally, you will receive the file in IFC format.

  • Is there a discount or any benefits available if I want to create a new digital building model after renovating an existing building that was already digitized (for example, to integrate CAFM)?

We do not offer discounts as our pricing is based on the actual effort required for each project. However, we are happy to discuss any specific requirements you may have and work with you to find a suitable solution. ;-)

  • What happens if my digital building model has errors? In case there are errors in your digital building model, we will take responsibility to correct them. If the error is our fault, we will rectify it promptly and without any additional charge. However, if the error is a result of the customer's side (such as errors in point cloud data), we will work collaboratively to find the most optimal solution, while ensuring cost-effectiveness.

  • How does the exchange during modeling work? During the modeling process, communication and exchanges with our team will be conducted through your assigned project manager (PM), who will be your primary point of contact.

  • I am the owner of a building and only want to integrate CAFM into my company. Are there any partners/experience values here? Yes, we have a partnership with Riederbau/Riedertech specifically for integrating CAFM into buildings. If you're interested in this service, we can connect you with Riederbau. Further exchanges will take place either with Johannes from Riederbau or with us, depending on what's best for the success of your project. We will work together to ensure the success of your project.
